About St Martin's West

Homes England bought the St Martin’s West hospital site from the NHS after hospital services ended in 2020 and we now propose to build approximately 200 new homes on the site, which has been identified for development in Canterbury City Council’s 2017 Local Plan.

About Homes England

Homes England is the government housing accelerator and we work with our partners to unlock public and private land to deliver homes. We aim to provide new homes, improve neighbourhoods and grow communities by working with others so that they can build homes faster for local people.

High quality design is very important to Homes England as are the principles of ensuring that new communities are designed with healthy living and nature at their heart. Homes England does not build houses itself but remains involved in sites to ensure that high standards are met by our selected development partners.

The site

The site lies 2km (1.2 miles) east of Canterbury city centre, south of Littlebourne Road. It is the western part of the St Martin’s Hospital complex which originally opened in the early 1900s. The eastern part of the Hospital complex is still in use as a hospital.

The site is within the St Martin’s Hospital Conservation Area, although none of the buildings are listed. The Conservation Area was designated in 1990, the main characteristics of which are the setting of the buildings in the landscape and the character of the buildings. The buildings face the parkland to the south and have a strong relationship with the parkland. There are a number of important trees within the site.

Our plans

We propose to redevelop the site whilst respecting its location in a Conservation Area. This includes retaining some of the existing buildings and then also developing new homes in a landscape setting that is well connected to the surrounding community and facilities.
